The Orcas House is a water view home with large deck surrounded by a five acre wooded forest. Only one property away from the water, it is the best of the northwest in Orcas Island. It has an open floor plan perfect for entertaining guests. The Orcas House has its own private park of sorts, great playing games and picnics. Rooms are romantic and spacious, perfect for your vacation stay!

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

Refund and Cancellation Policy
• Cancellations made 61 days prior to check-in will receive a full refund less a $45 processing fee.
• Cancellations made 22 to 60 days prior to check-in will receive a 50% refund of the initial deposit, less a $45 processing fee. Date changes within this time frame resulting in a reduction of the number of days reserved are also subject to a 50% refund, less a $45 processing fee. .
• Cancellations made 21 days or less, prior to scheduled check-in time will not be eligible for a refund. However, if the property is re-rented for the original vacation rental amount, 100% of the total rental amount, less processing fee will be refunded. If re-rented for less than the original rate, renter will receive the balance of the rental amount, less the processing fee.
• There are no refunds under any condition, circumstance, illness, or acts of nature (i.e. weather, flight cancellations, etc.) beyond the control of The Orcas House, for cancellations made within 21 calendar days prior to your arrival date. There will be no refunds for late arrivals, early departures, or for "no show".
• During guest stay, The Orcas House bears no responsibility in the event of loss of power due to weather, electric company outages, water company outages, inclement weather, or any circumstances beyond our control. No refunds or cancellations will be offered for such circumstances.
• A reservation/rental obtained under a false pretense will be canceled by The Orcas House and guest will forfeit full rental balance and be asked to vacate.

$250 Refundable Pet Deposit ($50 automatic deduction for extra cleaning)

______ $10 per person per night beyond the eight person limit. (Guest may have no
more than 12 people in the premises).
______ 2.9% of the total payment if paying via Paypal with a credit or debit card. It's
free within the U.S. to send money when using your PayPal balance or bank account. There is a fee when using a debit card or credit card. The fee in the U.S. is 2.9% plus $0.30 USD of the amount you send. For example, if you send $100.00 by credit card, the fee would be $3.20 USD ($2.90 + $0.30). The Orcas House will cover the $0.30.

Personal checks are acceptable for advance rental payment and balances due, provided the check is received 21 days prior to the arrival date. Checks are made out to William Hurtado. Mail to P.O. Cleaning/Damage Deposit
The Orcas House agrees to refund said security deposits, or provide guest a statement of any reason for withholding such deposit, or any part thereof, under the terms of this guest agreement, within seven days of termination of guest agreement. The Orcas House shall deduct from the Security Deposit reimbursement for charges that result from, but not limited to:

_________ Smoking in the building, the smell of cigarette smoke inside the building or
excessive alcohol in the premises.

voices shall not be continuously loud as to disturb neighbors.

_________ Extraordinary cleaning including carpet or upholstery cleaning. Basic cleaning
instructions will be provided. Space should be left as clean as it was found.

_________ Pets are limited to two domestic, adult dogs (no puppies). An automatic pet
cleaning fee of $50 will be deducted from the pet deposit.

The Orcas House ensures that the premises are in good condition and that renters will not be inadvertently billed for missing or broken items. Please assist us by reporting any missing or broken items within 24 hours of check-in. If damage, breakage, or spills occur during your stay, pleHold Harmless Liability Waver of Owner by Guest
Guest agrees to hold the Owner harmless from all claims, suits, investigations and litigation brought against Owner arising from actions or failures to act on behalf of Guest, regardless of the nature or character of the claim. Further, Guest represents and warrants that his/her actions and activities shall comply fully with all applicable state, federal and local laws, statutes, ordinances, regulations and agreements.
